Cleaning services in Sharjah: what a villa actually needs, and what it costs
"Cleaning services" in Sharjah covers four very different jobs: a daily maid, an hourly cleaner, a one-off deep clean, and the outdoor work nobody books until the windows go brown. Cleaning services in Sharjah only make sense once you know which of those you are paying for — and which ones you are paying for twice.
The four things people mean by "cleaning services"
Service
What it is
Typical Sharjah price
Hourly cleaner
One person, 2–4 hours, your materials or theirs. Surfaces, floors, bathrooms.
AED 30–45 per hour, usually a 2–3 hour minimum
Full-time or live-in maid
Daily interior housekeeping, laundry, kitchen. Sponsored by you or a maid company.
AED 2,500–4,500 per month plus visa and accommodation costs
Deep clean
Team of 2–4 with machines: grout, kitchen degrease, behind appliances, bathrooms descaled, windows inside.
AED 799 (2-bed villa) to AED 1,699 (5-bed villa) on Dubai/Sharjah marketplaces, 2026
Outdoor and exterior
Exterior glass, garden, driveway and cars, bins, pool. Almost never included in "cleaning".
Exterior windows alone AED 450–600 a visit for a villa
Most villa owners in Sharjah already have the first or second one covered. What they are missing is the third and fourth — and that is where the money leaks: a different cash cleaner every month for the windows, a car washer who turns up when he feels like it, and a deep clean that only happens the week before the in-laws visit.
What a proper deep clean includes
If a company quotes you AED 299 for "deep cleaning" a villa, it is a regular clean with a bigger name. A real villa deep clean takes a team of three to four people most of a day and should cover:
Kitchen: hood and filters degreased, inside the oven, behind and under the fridge and cooker, cabinet fronts, tile grout.
Bathrooms: limescale removed from glass, taps and shower heads (Sharjah water is hard), grout scrubbed, drains cleared and sanitised.
Floors: machine-scrubbed, not mopped. Marble and porcelain need different pads — ask which they bring.
Glass: internal windows and sliding doors, tracks vacuumed. External glass is normally a separate job and a separate price.
High and hidden: AC vents and grilles wiped, ceiling fans, tops of wardrobes, skirting, light fittings.
Furniture: moved and cleaned under. If the quote says "furnished homes cost more", that is why — and it is fair.
Ask for the list in writing before they arrive. "We clean everything" is not a scope; it is a reason for an argument at 6 pm.
How often a Sharjah villa needs each one
Interior upkeep: weekly or daily, depending on household — this is the maid or hourly cleaner.
Deep clean: quarterly for a family villa. Dust load here means a once-a-year deep clean is a reset, not maintenance.
Exterior windows: monthly. Irrigation spray and dust leave a film that bakes on in summer.
Car exterior: two to three times a week in the dusty months if you want the paint to survive.
AC filters: every quarter at minimum; more if you run them all summer with the doors open.
How to choose a cleaning company in Sharjah
Price lists look the same. The differences show up on the day. Before you book, ask:
Who exactly is coming? A company that cannot tell you the team leader's name is sending whoever is free.
Same team next time? Continuity is what stops you re-explaining the marble, the dog, and the side gate every visit.
Do they bring machines? A deep clean without a floor scrubber and a steam unit is a mop with ambition.
Trade licence and insurance. Ask for the Sharjah trade licence number. If something breaks, you want a company behind the phone, not a number that stops answering.
Invoice with VAT. A tax invoice means a registered business. Cash on the day means neither of you has a record.
Photos before and after. Not for Instagram — for the inevitable "did they actually do behind the fridge?"
The cash trap. The cheapest cleaning in Sharjah is always cash, and it is cheap because nobody is responsible for it. The same person rarely comes twice, nothing is in writing, and when a tap gets snapped or a rug gets bleached, the conversation is over. Paying a registered company 20% more is usually the cheaper option over a year.
Where 360 Management fits
We are not a maid service and we do not send a daily cleaner. 360 looks after the outside of the house and the jobs that fall between the cracks: garden, exterior windows every month, cars three times a week in your driveway, pest control and AC filters every quarter — and on Villa and Signature plans, a quarterly deep clean with machines. One trained team, uniformed and badged, with photos of every visit in your app and one card payment a month. Our staff are not permitted to take cash.
We are based in Masaar, Sharjah, and open community by community across Sharjah and Dubai. If you are elsewhere in Sharjah, join anyway and tell us where — it decides who is next.

Hourly cleaners run AED 30–45 an hour with a minimum of 2–3 hours. A villa deep clean is AED 799 for a 2-bedroom up to around AED 1,699 for a 5-bedroom on UAE marketplaces in 2026. Exterior window cleaning for a villa is AED 450–600 a visit and is almost never part of a cleaning package.
Does a deep clean include the outside of the house?
Usually not. Deep cleaning companies cover the interior. Exterior glass, driveway, garden and cars are separate services — which is why 360 bundles them into one monthly plan.
How often should a villa in Sharjah be deep cleaned?
Quarterly is realistic for a family villa given the dust load. Once a year is a reset, not maintenance.
Does 360 Management provide a maid?
No. 360 handles outdoor villa care — garden, windows, cars, pest control, AC filters, handyman hours — plus a quarterly machine deep clean on Villa and Signature plans. Daily interior housekeeping is a separate decision.
