Pest control in Sharjah: prices, what a visit covers, and how often a villa needs it
Most people in Sharjah book pest control the night something runs across the kitchen floor. That works once. For a villa with a garden, drains, bins and a gate that stays open for the gardener, the question is not "who do I call tonight" but "what is the calendar".
What pest control costs in Sharjah (2026)

Termites and rodents are quoted after inspection, not from a list — anyone who gives you a termite price over the phone has not looked at your pergola. A yearly contract of four quarterly visits typically lands between AED 1,000 and AED 1,600 for a villa, which is cheaper per visit and, more importantly, means it happens.
What a proper visit includes
Walk-round first. Garden perimeter, gully traps, bin store, external doors, AC drain lines, store rooms, the gap under the side gate. If the technician goes straight to the sprayer, he is treating symptoms.
Perimeter and hotspot treatment. Gel baits in kitchens and bathrooms for cockroaches, residual spray on the outside perimeter, granules or dust in voids. Interior fogging of a family home is rarely needed and usually a sign of a company with one tool.
Re-entry time stated. You should be told how long to keep children and pets off treated areas and when it is safe to mop. If nobody mentions it, ask.
Causes logged. A dripping irrigation valve, a blocked drain, mulch piled against the wall. Spraying does not fix those; a handyman hour does.
Report with photos. What was treated, with what, and what to watch. This is what lets the next visit be better than the last.
Licensing: what to ask for
Pest control companies operating in Sharjah need a trade licence for the activity and must use products approved by the UAE Ministry of Climate Change and Environment. Ask for the licence number and the product names before the first visit. A registered company will send both without fuss. If the answer is "don't worry, it's safe", worry.
Sharjah villa pests by season
March–May: ants wake up along paving joints and irrigation lines. Treat the garden edge before they map the kitchen.
June–September: cockroaches move indoors to find water; drains and AC condensate lines are the highway. Mosquitoes breed in plant saucers, blocked gutters and any pool cover with a puddle.
October–February: rodents look for warm store rooms and anything under a gate. This is the time to seal gaps, not just bait.
All year: termites in timber pergolas, door frames and mulch against walls. These need a specialist inspection — not a general treatment.
Why quarterly works and emergency calls do not. By the time you see a cockroach in the kitchen, the population is in the drains. A quarterly perimeter treatment keeps the pressure outside the house, where it starts. Four scheduled visits a year cost less than three panic callouts and a ruined weekend.
Between visits: five habits that do half the work
Empty plant saucers after every irrigation cycle.
Keep the bin store rinsed and lids closed — it is the first place every technician looks.
Pull mulch and leaf litter 20 cm back from the walls.
Fit a brush strip under the side gate and the garage door.
Send a photo the day you see activity. Early is cheap; late is a fogging job.
How 360 handles it
On our Villa and Signature plans, quarterly pest control sits in the same calendar as the AC filter change and the deep clean, so it does not depend on you remembering. The visit will be logged with photos in your app, the cause (a dripping valve, a gap under the gate) will go to your handyman hours, and nobody will ask you for cash at the door. Active infestations between visits are quoted on request.

Standing water, overwatered beds and leaf litter feed mosquitoes and ants. Good garden care and a clean pool reduce what a treatment has to fight. For a villa specific schedule, read quarterly pest control for Sharjah villas.

How often should a Sharjah villa get pest control?
Quarterly preventive treatment is the usual baseline for villas, with an extra visit if activity appears between treatments.
How much is pest control in Sharjah?
A general villa treatment runs AED 299–449 plus VAT depending on size in 2026. Targeted cockroach, ant or bed bug treatments are AED 249–399. Termites and rodents are quoted after inspection. A quarterly contract usually works out cheaper per visit.
How often should a villa in Sharjah have pest control?
Quarterly. Gardens, drains and heat keep the pressure constant. One visit a year is a reaction, not prevention.
Is pest control safe for children and pets?
With approved products and correct application, yes — but you should be told the re-entry time and which rooms to avoid. If the company does not volunteer that, ask before they start.
Is pest control included in 360 plans?
Quarterly treatment is included on Villa and Signature plans. Townhouse scope differs and is confirmed at the survey visit. Active infestations between visits are quoted separately.
